The developer and the Bend Metro Park & Recreation District collaborated to create a conservation easement that buffers the park from the residential development by preserving a large open space between the two. This approach is known as conservation development, a form of sustainable development that combines land preservation with sensitive residential design. It ensured that over half of the 76-acre parcel remained natural and open for public use. The project was the first of its kind in Central Oregon and illustrates how property development can proceed on a sustainable basis, respectful of environmental and public needs.
